Project description:
Built-to-suit low-rise A+ office tower in Dubai Internet City, commissioned by Oracle to be their Dubai Head Quarters. The project also accommodates regional Head Quarters for Snapchat and Mc Graw Hill Publishing. All office areas are columns free where tenants enjoy the privilege of completely customised offices, with moveable walls on each large floor allowing flexibility of spaces. The ground floor has a high-end reception and lobby area with F&B outlets which open to the building gardens; Costa Coffee, Classic Burger Joint and Just Salad. The building has three levels of secured basement parking.
Key stakeholders: Oracle, Snapchat, Mc Graw Hill Publishing, Classic Burger Joint, Just Salad, Costa Coffee, Brewer Smith & Brewer Gulf, Belhasa Contracting Company, Private investors and local Authorities
Main responsibilities: Liaising with key stakeholders, coordinating all the tenants’ fit-out Contractors with the Main Contractor and with other fit-out Contractors. Coordinating all works with shell & core works as well as all Authorities permits for all parties. Developing tenants guidelines for execution of works as well as for design, signage and use of the building.
Major achievements: Coordinating the completion of the Main Works for the shell & core building while fit-out works were ongoing for several tenants by different fit-out Contractors in parallel. Once the Tenants commenced to occupy the building the major challenge was to proceed with the remaining fit-out works for other tenants without disrupting the Tenants which had already occupied the building. The logistics for the facade works were also a challenge since the building is located within a busy area which required several Authorities permits to disrupt movement around the project as required to complete the works.
