CREEK BEACH, DUBAI

Project name: Creek Beach

Programme: Mixed-use master plan development

Area (GFA): 350000 sqm (phases 1 & 2)

Position: Senior Project Manager for Emaar

Developer: Emaar

Project description:
The development located at Dubai Creek Harbour comprises 5 phases of residential low-rise towers, a Vida hotel, a high-rise branded residential tower, F&B and retail outlets, as well as a vast array of luxury amenities such as swimming pools, gyms, indoor and outdoor kids play areas, lawns, squares and fountains. The development’s focal point of interest is an artificial beach which extends across the 5 phases and is crowned by the extension of Dubai Creek, facing Dubai Creek Harbour man-made island. The residential low-rise towers vary between 10 to 12-storeys and are split in clusters, which differentiate from each other by having different units’ layouts, facade designs and internal finishes.

Key stakeholders: Emaar Properties internal departments, SSH International ConsultantsEngineering Contracting Company, end-users and local Authorities

Main responsibilities: Leading the project team on site, liaising with key stakeholders, ensuring timely procurement of all packages under the Developer’s scope of works, finalizing all Developers’ decisions, reporting to higher management, managing project budget and coordinating with Developer’s internal departments (Interior Design, Public Realm, Procurement, Health Safety & Environment, Project Quality Assurance, Community Management, Facility Management, Cost Management, Finance and Legal).

Major achievements: The main works package for the project was awarded just before Covid-19 pandemic was announced, making it a very difficult commencement due to financial constrains in the market and uncertainty. However these were quickly analyzed and the project continued smoothly with very tight HSE measures in place.
The scale of the project was the biggest challenge due to the amount of works ongoing in parallel, managing different contracts for every cluster with different Escrow accounts and different teams from all the Consultants and Contractors. Another challenge was the lack of repetition within the design; having each building a unique design with its own specifications and finishes.

Project status: Construction ongoing; Completion expected June 2022 for phases 1 & 2.
